Wolfs RC attaches great importance to a transparent relationship with the client, and works mainly from a consumer-oriented perspective.
Phase 1
After an exploratory discussion with the potential client concerning a
retail development project or a limited aspect of such a project, we produce
a report explaining our understanding of the nature of the project and
our role in it. If necessary, a second discussion will follow to iron
out any uncertainties. This is done to ensure that full, clear agreement
is reached right from the start.
Phase 2
After this initial agreement, we work out a draft plan of action on the
basis of thorough consultation with the relevant employees of the client
organisation and making use of all existing know-how. We also carry out
a preliminary survey of all relevant environmental factors affecting the
project ( policy of the local authorities, permits required, competitors
and potential anchor tenants ). The necessary market research will also
be performed, insofar as this has not already been done.
Phase 3
The plan of action (campaign) is concretised. The composition of the necessary
team of experts is proposed. A project specification is prepared, covering
all quantitative, qualitative, technical and financial objectives. A cost-benefit
analysis and a sensitivity analysis are performed. A clear picture is
given of the communication pathway between Wolfs
RC, the client and other parties involved, and of the way in which
Wolfs RC will monitor the project.
Phase 4
Execution phase, with strong hands-on guidance from Wolfs
RC. In general, the day-to-day activities (construction process,
compliance with deadlines, quality and financial control) will be handled
by a local project management team. Wolfs RC
will react flexibly to changing circumstances; clear, well-structured
reports play a key role here in keeping the client and other relevant
specialists closely informed about the state of affairs. Lines of communication
are kept short, mainly through compulsory bilateral contacts. All decisions
and conclusions reached in talks are confirmed in writing, to avoid errors
in interpretation. We know how important it is for all parties involved
to speak the same language. Wolfs RC’s
fees are agreed and confirmed in writing for each phase separately. No
fees are charged for phase 1.
Phase 5
Rounding off of the project, with continued supervision of the realisation
of the final details if desired.
